Regional films will have that edge, the stories can imbibe the culture, language and traditon of a particular region which strongly binds the people belonging to it. Though each and every state itself has varied cultures right from food to dialect but still the sense of belonging is pretty strong.
For bollywood that roots is mostly city specific be it a big city or a small city and now it feels like even that has almost run its course. Filmmakers with that USP are too enamoured by big stars with stories taking a back seat (ex Anand rai). I believe that Bollywood also needs to set its stories in newer places, it is not utilising even the northern belt well enough, mostly stereotyping. Otherwise the scope is endless.
Tumbbad is a different beast of a movie. It is easily one of the best Hindi movies ever made. Mind-blowing in so many aspects.

bw has only to look at its history, shantaram drew from marathi, hrishikesh mukherjee, bimal roy, guru dutt, bengal, but they could do it because they knew those places and how ppl live and behave there
now the only places these ppl know are ny, london, sobo and dubai so it is caricaturish when they set there stories in other regions
yeah, the only ones are slb (though stylized), anand rai (but he is consumed as you said), same will happen with nitesh tiwari too
you hit the nail, as long as stars are not rooted, filmakers even rooted will get consumed, like sivaji with akshay
the hindi audience wants genuine rootedness and bw is in such an ivory tower that they are not getting it and camouflage with it is mass, masala, hindu centric etc so these films are a hit, that is not the point
cant imagine any hindi actor carrying rishabh shetty's role, in south I can think of a handful who can do it (not to take away from him)
