Niche movie is something like Dhobi Ghaat or an Udaan or a Raman Raghav which is released in only 600 or less screens. You don't have a niche movie screening in almost 70% of the available 4500 Hindi screens in India.
And yes the action sequences were OTT, and not something you would see in a niche, off beat product.

I'm talking about the content here. A Vicky Donor too was made on a low budget but is it commercial? Hell yeah! I'm pretty sure the budget of Band Baaja Baraat wasn't that huge either. But is it commercial? Yup! You can release the movie in as many theaters you want but if the content it is based on doesn't have the trappings of commercial cinema , you would call it off beat or niche. The movies you quoted are off beat as well. The only commercial element in a movie like FAN is the fact that it stars Shahrukh in it , which is why it was released in as many theaters. They wanted the movie to earn profit as the budget was quite big. And the budget wasn't big for the heck of it. The movie required a lot of VFX work hence the budget.
Two chase sequences in a movie which are very much part of the script doesn't automatically make it some commercial potboiler. Commercial cinema basically taps into whatever is popular at the time. FAN had none of those elements. It didn't have songs , it didn't have female leads , it didn't have a storyline that revolved around romance , it didn't have any patriotic undertones to it , it didn't have comedy. It was a story about a superstar and his fan , one where both characters were very complex and flawed , one where the storyline itself was dark...that to me is as off beat as off beat gets like I stated before.
Things don't have to sour , we are just discussing our opinions here. That is what a forum is for :).
