I don't understand box office, but all these movies are considered hit cause of other factors more than shraddha.

that is not entirely true, because stars have certain image, and Shraddha's is being a hot chic. The movies where she maintained that image like Half Girl friend opened very well, Ok Jaanu had similar morning occupancy as Stree, but it had bad WOM, hence a relatively poor first day.
Fans want to see their star in a certain way and when they don't like in HP, they reject them, especially when you have mass following like Shraddha does.

yes it applies to everyone, hence Tubelight tanked, and didn't even opened like a Sallu movie.
This factor is very important yet dangerous, unless actor (both male and female) reinvent themselves. Because once yoi get stuck to one image, you're popular till a point and with a certain section of audience, but don't grow. Biggest example is Katrina.
For example Aamir is able to reinvent himself again and again doing different roles so convincingly that public buy into it , while Sallu did with the masala action star breaking from his lover boy image, but than he again got himself type cast.
Hence reinventing is important along with good scripts.
If Shraddha was actually good in HP, who knows what would have happened.

This is not 90s that actresses compete with eachother . Now each actress is in her own happy space and i dont think anybody cares about competition or cat fights like the 90s. Now it is all about freelancing

Deepika has got multi generational and multi regional reach. It's not just hit movies or acting prowess. She has that IT factor a la Hema Malini. And, she is the only one in her generation that is well known in rural areas of pan-India. Kat is hit with men, Anushka never had that kind of reach outside city multiplexes. DP is known and gushed over by grannies, aunties and youngsters alike. Especially females. So stardom wise, she is ahead of her contemporaries and immediate next batch of mass produced lookalikes.
