I think he did love her to some extent. It wasn't just lust. Had it been just that, he would have taken advantage of her long time back, he had a lot of opportunities.
But, during his initial days when he came as a paying guest he was attracted to Khushi and we saw him trying to get friendly with her. He never forced her for anything. It was a strange infatuation, not lust.
The problem started when the attraction turned to full blown obsession. Seeing Arnav and Khushi coming closer during Payash's marriage celebrations, he got desperate and thus the terrace incident happened. The obsession intensified after Arnav and Khushi's marriage when he saw them as a couple.
He kidnapped Arnav only for money... for acquiring his property. And when Khushi came and pretended to team up with him ti kill Arnav, his obsession touched a new high.
His leaving Khushi tied up on the road was a result of a sense of betrayal he felt after Khushi revealed the truth AND because he wanted to save himself first.
Money and Khushi was all he ever cared about, anyway.
So, yes. I feel it wasn't love but it wasn't also lust. Just an unhealthy obsession. Phew! 😆
