Suppose you are a big director/producer (Last movie was a huge success), Or your movie stars a Salman , an SRK, or an Aamir -- yeah a 100 crore star -- distributors or other big production houses will buy your current venture when you are shooting for the movie. Suppose the budget of your movie is Rs. 40 crore, you've already spent 10 crore on the project... some distributor/big production house might give you a proposal like -- I'll give you 20 core as profit, 10 crore that you've already spent... now the film is mine, I'll spend my money on the rest.
That's the new trend in BW since 2009/2010: distributors/PHs buy the movies in advance if the movie seems promising to them, or people seem interested on the movie.
Now... If your last movie was not an ATBB, your current one doesn't have a 100 crore star either... you still have a chance to sell your movie in advance. If there is enough buzz around your movie, some distributor/PH might buy your movie in advance. So what would you do? You'll circulate fake news through your PR to create the buzz... Like she is the heroine/she's not the heroine/heroine is yet to be decided, the leads of the movie are having an affair, two lead heroines can't stand each other, etc. etc.
These are some common ploys to fish a bali ka bakra, the distributor/big PH.
The same ploys are played for the movies with 100 crore stars as well... The motive for doing so is the maker wants more money as profit... Rs. 20 crore don't seem enough for the maker.
