Okay you want to hear some Really Wild Theory:

Akash knows about Shyam. That was why Arnav took Akash to meet His Lawyer cos Arnav has already transferred all his property to Akash during the main sasuraal nahin jaaongi track.

Which is why he is unusually irritated with Payal cos she still has not told Akash anything.

Also The entire property of the Raizada family is in Akash's control for the past 1 -3 month or so (IPK Timeline).

So even if Shyam gets Anjali or Arnav to sign their properties over to him, he is going to get ZILCH cos they do not own anything now.
