Yeah they could ask a elder but realistically there aren't a lot of young men out there discussing there ideas with there parents especially not Mohan who would he discuss it with in that house 😕 Mohan has been convince that he's capable of flying and he believe he can and business proposal being approve is a testament of what he believe so Mohan going to others for advice at time is out of the question. Pradeep doesn't have enough business sense and that's why he waited for Mohan before signing and he told Mohan the deal was good and show where on the contract he has issues and Mohan ease his worries by giving him a very valid point and I don't blame Pradeep for agreeing.

Rani, Nikita & Sahara: You guys bring up valid points about the research & due diligence, or lack thereof...well, even with a guarantor and a partner, a bank won't blindly give a loan...that to large enough to lease land (in a city like Mumbai, no less). So presumably, Pradeep and Mohan (maybe even Manjeet did some of the ground work) had given the bank a business plan that highlighted how the funds would be used... I am giving the partners that benefit of the doubt. Abt pouncing on the only land available: Mohan had obviously studied the property and wanted that particular one for what he envisioned; otherwise, he wouldn't have been so certain while showing Pradeep. The second pt in this regard is the general shortage of land in Mumbai...getting the parcel he wanted would have been difficult had he held out for the 'right piece of land at the right price.'

Lik (that's the name of my most fav photographer, btw 😆 ), your pt abt Pradeep's FIL is a good one...but let's not forget he does not trust Mohan...in fact, he's the only one...he would allow Pradeep to use his contacts, but I doubt Mohan could...But it's a partnership so again Mohan lucks out thanks to Pradeep...

Mohan must have done his research when he came with the proposal else how would he get the loan? Pardeep had told Mohan that investors loved his project, no investor would approve an idea if it did not look good to them .. so saying he did no research or anything is not right in my opinion. Mohan i feel is business minded and that is a big thing for anyone to start their own work. Also why they went to this contractor only? Am sure he must be offering them something others were not, so unhoun ney research ki hi ho gi.

And i will still say i found nothing wrong on the basis on which he signed the contract yesterday and about the land i am sorry but i found that scene of Mohan and Land owner quite unreal, I mean whenever you get land on lease or rent, you get it for a certain period, whether or not you use the land you are bound to pay the rent, so i really don't know what the fuss was about ... you can't say i am taking land but will pay you rent only if my business works, this happens no where. So i don't know honestly what Mohan did wrong.

And whether or not business is a success or a failure is another thing, he will take risks, he will make mistakes but I don't think on the basis of this its right to conclude that he has no sense or knows nothing or doing business with baapji would have helped. Most young businessmen start on their own and learn on their way.

I know CVs probably plan to show he will suffer for these reasons cause dharampatni has to be proved right but that does not take away from the fact that there was nothing wrong in the decisions he took, speaking from a new business POV.

Also Pardeep is now an equal partner, if something goes wrong he is equally responsible, just because he thinks Mohan knows what he is doing is no excuse in my opinion.

Agree with you completely...I just touched on some of the same pts..Ultimately, Mohan is a risk taker and whatever moves he's made so far are in synch with who he is...

Yep, Pradeep is now liable both from a business & legal stand point...

I think the deal with the land owner at Ali Bagh was that the owner could take back the land if the proposed business deal fails, but Mohan would still have to pay him rent.

As for the proposed business deal. This is not on Mohan, but on CVs. A new, modern mall. In India. In Bombay. In 2011 going on 2012. 😆🤣 Wah ji Wah. Kya idea hai?

CVs key barey mey no comments ... mohan's business deal was not with land owner, so how can he take back the land if deal fails? Its still non-sense to me ... and unreal, once you take a land on lease you pay the rent no matter what whether its success or failure ... whether your business works or not is your problem not land owners. And i still think what he was implying was whether or not your business works you will pay me my rent, i don't think he talked about getting the land back, will have to check again but if this is the case its unreal because once you take a land on lease what you do with it is your problem

And lik what if its the biggest mall of India? 🤣 (no i will dare not justify CVs 🤢) I think they came up with the mall idea so that Mohan stays in touch with baapji i mean mall mey grocery store ho ga na 😆 They just love baapji so much 🤢

I don't know, it doesn't make much sense to me either. Anyone with business, land experience in India or Bombay want to comment?

As for the biggest mall... 🤣Every other year or so, some big company decides to build the biggest mall in India. It's kind of ridiculous, really.
