Lot of factors play a role - connections (as Maya said), family life, pricing (charging Rs. 50 vs. 500), getting songs which were perfect for her voice.
Lata didn't have any great connections. She came up the hard way. But her voice was such that having worked with her, MDs like Madan Mohan, Roshan, Naushad, Salil Choudhury etc did not want to work with anyone else. Sajjad Hussain said 'sirf Lata gaati hain, baaki sub rotey hain". It's not just that she got the songs that were perfect for her. People composed songs keeping her in mind. It's not for nothing that MDs scrambled over each other to get her to sing. RD Burman insisted that his first song had to be sung by Lata and he made his father patch up with her just for this. That first song is still one of the most remarkable songs made by RD.
I believe luck played a great role for Lata as well. She got the right kind of songs to suit her voice and performed them well. Lucky because market demand for such songs was high too at that time.
MDs did not compose songs with market demand in mind at that time. They composed to express their creativity. Every song needed to have the combined creative energies of the MD, singer, lyricisits, instrumentalists and technicians. Luck played a role only until the time she got noticed. After that it was a scenario where every MD wanted to work with her and would feel blessed after that. Only one MD could chart a path without her - OPN and I think it speaks a lot for Lata's virtuosity that only one MD did not work with her.
That being said, I think Lata is overrated. She is a great technical singer, no doubt, but she's not an incarnation of Saraswati Ma or the perfect female voice as she is called by many.
Until the 70s, her voice was blemish-less but after that some strain started coming in and by the 90s she was completely shrieky. I would say that the songs she sang before the 70s are so perfect that it is not surprising she is compared to a goddess. Sajjad Hussain said about her "Kambakht galti se bhi besura nahin gaati". Salil Choudhury who liked to compose complex tunes in the manner of Western classical music gave her such difficult tunes, knowing that only she could sing them perfectly. Her voice was like a perfectly tuned instrument.
