I think you need a POI card to do that and you can obtain that even if you were not born in India but your parents or even your grandparents were. In case of Kat, she must have a work visa or a permanent residence card to stay this long in India since she is a UK citizen ? Then she can buy property. That's what I think. I don't know anything in regard of Saif's assets and property and how his family made money with their title but surely it has changed since India is democracy and not ruled by royalty... now they pay taxes when they most likely used to receive it from their subjects.
