Waiting for more Nisha.
He is setting up to swoop in for the kill, but our girl has not given up yet.
His strategy might just backfire. She may get renewed energy to fight back.
The saddest part is people stealing from her. They have no shame.
Pride & Parlor
She didn’t know what she was doing, she had never owned or managed a business before. Tushar helped her a bit over the weekend. Sudhir Grover the Accountant and Tushar spent hours going over the books
Her Dad had kept meticulous records
Every sale was record and shockingly he paid his fair share of taxes
There was two storage/warehouse locations. Harkeerat was not lying.
Sudhir could not explain why Rajesh Bhushan was not spending more time selling rare books and why he continued doing the school stationery business
He asked the kids what they wanted to do
Taruni was very clear, she wanted to sell
Tushar didn’t have an opinion either way, his wife Pallavi was easily 20 or 30 times wealthier than Rajesh Bhushan, he had few horses in the bookstore game
“Will ke baare mein kuch bola Papa ne?” Taruni asked
“Umm.. who to lawyer ko poochhna padega”
“Ma to kehti hai koi lawyer nahi hai”
“Friends hain, unhi se law ki help lete the Rajeshji”
Nidhi took Tushar’s kids to an arcade she didn’t want to be home
While she understood Taruni’s urgency to find money, she herself couldn’t deal with it
The gap of 4 between undergrad and Masters and not getting as high a GRE score as she had expected had put Taruni in this situation
“Ma ne almost 30 years job ki hai aapko pata hai Papa ne who saari investments kidhar lagayi?”
It may not be 10 crores, but even if it what 25 lakhs WHERE did Rajesh invest his wife Nidhi’s earnings
Shortly Tushar left them to go out with his wife Pallavi, since it was Saturday afternoon
“Book shop hai beta, its not like a IT company, he was not bringing in Rs.10 lakhs a month, or even Rs.2 lakhs, Sector 41 mein wog dukaan buy ki, Bhushan Books, he bough rare books, he bought inventory for the two warehouses”
“All of it is gone?” Taruni was shocked
“Not all of it… your mother held the family finances together, your father was building a nest egg for all of you”
“So other than those rare books, the shop and the stuff in the warehouse, aur kuch nahi hai kya?”
“Umm… I can reconcile all his bank statements and Sales receipts and let you know in a week or two?”
Every delay was going to hold her admission ransom, she needed the money by September 10
Otherwise Spring/January admission will get cancelled
“I cannot believe Papa didn’t invest in stock market and all”
“He did… but he also invested in the shop”
Everything went round and round and came back to Bhushan Books
“Does he really have that expensive books?”
Sudhir pulled up a ledger on his computer, “He does have many many rare books”
“Aise Chandigarh mein stationery main kaun rare books sell karte hai, its not a museum or auction house”
“He loved books” Sudhir looked at her long and hard before his eyes filled up with tears “He got a lot of pride from it”
Taruni lowered her gaze
She was probably coming across as selfish
But…
“If I want to sell, how long will it take me to?
“Main nahi bata sakta aapko”
“Does he own the place free and clear?”
“Umm.. nahi” Sudhir was a lil intimidated by Taruni now
“Shop mein bhi loan hai?”
“Zyaada nahi” he sighed leaning back
When Sudhir Grover left Taruni spent the remainder of the weekend poring over the accounting
Pradyut Munjal circled the building in his car, the accordion gates were locked, he called TK Govil
“Aapko pata hai shop kyon band hai?”
“Nahi sir” TK scowled but answered politely
“Ajit Singh se meeting kaisi rahi”
“Good sir”
“What about the other people that own floors here at Zenith Iris in this Gurgaon building”
“OK?”
“I am asking” Pradyut was exasperated
“Oh, I will contact them next week”
“OK Thanks… I am not sure why Mr Ajit Singh is not telling us what the basement permit is, is it commercial use grade or parking lot only”
“I can find out”
“thanks”
He asked the driver to go toward the Bhushan residence. It was of course locked
Nidhi and Taruni were living with Tushar now
Taruni dialed a realtor and asked about wanting to buy a store in a Sector 41 building
The realtor was excited he promised to show her many properties
She asked about the going rate in Sector 41, she told the realtor she wants to open a beauty parlor and employ 10 or so manicure pedicure stations and hair cutting chairs as well.
she hung up
A tall man stood in the realtor’s office
“Hello… my name is Vikas Sood” Pradyut introduced himself
The men talked about prices the market and how things were going to be in the next 6 months to a year
“I just got a call from a lady, she wants to buy in Sector 41 also, she wants to open a beauty parlor”
Pradyut couldn’t care less
“Why are you telling me this?” Pradyut asked curiously
“Nahi sir I am just saying there is a lot of interest in Sector 41” realtor giggled sheepishly
What is Taruni up to? Did she call the realtor to try to jack up the property value for the shop? Or she was just trying to figure out how much she could get?
Looks like all the money went into buying inventory. It will be hard to recover.
How much she could get, just looking at comparables in the area
Decoy
Pradyut sipped his coffee and stared out his office window
Gopal Munjal tapped the door softly
“Penny for your thoughts?”
“Whos penny?” Pradyut cracked a dumb joke
“Great job on finding Pavan Brokers beta”Gopal sat down softly in a chair across from the sofas
Pradyut did not want a large imposing oak or cheery table and overstuffed leather chair
He had a sit stand desk by the window and a regular office chair
“Sethi Leasing sent a lawyer’s notice” Gopal scrolled through his phone
“I outsmarted them by selling Iris to Pavan Brokers?”
“Yes there is a bit of resentment”
“I made full disclosure, Veer and you both argued against it, what does Sethi do? He walks away from the 10th floor contract”
“Umm..”
“I generously removed them from 10th, 9 and 8” Pradyut smiled slowly
“I think the word will spread”
“That’s fine, we are going to be OK”
“Towers Partners ka reputation hai to play fair”
“I am playing fair, they walked away from a contract I am selling it to someone that wants half the building
“Eh”
“I am consolidating the buyers Dad… we were selling to 7 before now with Pavan Brokers we are selling the building to 4”
“Accounting called me this morning to say the deposit of Pavan Brokers has cleared so we might be able to give them a tour of Iris”
“Great”
“Why do you look preoccupied”
“I was thinking about the Sec 41, Zenith Astro building in Chandigarh”
“What about it?”
“Its an all clear from Ajit Sngh I promised him a markup of 21%” Pradyut paused to guage his Dad’s reaction
Gopal looked startled
“Why would you do that?”
“To incentivize him to force Bhushan Books to sell”
“Who is Bhushan Books?” Gopal was confused
The North corner of the building is occupied by a rather large book store”
“Oh?” Goapl was still confused
“Apparently the owner died suddenly, and no one knows if they are going to do business or sell out”
“So? Talk to the owner”
“No” “Not yet”
“Ajit knows them?”
“Yep, he sold that portion to Rajesh Bhushan, I am using him to force the sale”
Pradyut sat down smiling smugly
“ Does the book store owner’s family know the building is changing ownership?”
“I don’t know… I hope it was passed on”
“Do the right thing I know you will, offer them a price they cannot refuse”
“Course!” Pradyut nodded
“Did TK Govil bring back any intelligence from his Chandigarh trip?”
“He bought a rare book… the family sells those”
Gopal looked confused
“Its not quite a text book store, it’s a rare books…” Pradyut rolled his eyes in disdain
“In Chandigarh?” Gopal was shocked
“I was too…”
“Did u go?”
“Yep”
“And?”
“It looked like a dump… the ownder is gone, his kid didn’t know where anything was.”
Gopal cringed when Pradyut used the word child
“Don’t worry, I suspect she was 25? 28?.. something like that”
Gopal relaxed a bit
“Wrap it up then” he got up
“Will do”
“We can review design plans next week if we are done, we can make it multi use, highe end retail on ground floor, foreign banks on 2 to 10, and luxury apartment on 10-20?”
“I can check if the code allows it”
“Yeah” Gopal nodded as he walked to the door
“Give them time to move out, we don’t want to destroy rare books”
“Of course”
“Set up movers and such, offer to pay insurance for a year for the books and stationery” Gopal said thoughtfully
“Hmm”
“I know you will do even more”
Pradyut smiled and nodded
“Good job BTW”
TK Govil visited the store again, only Harkeerat was available
He didn’t buy anything, he just browsed
Taruni couldn’t keep up with the rush pilferage was climbing
The people who responded to her Help Wanted had no will to work but wanted to get paid
Until it was fully functioning she should not sell it
She would have to move the stationery AND rare books
She only wanted to keep the rare books
She wanted to sell the store ASAP
She had to hunt for buyers for the stationery piled up at the two storage sheds also
She spent her days, adding everything up and making a plan
A real estate agent called “Madam, store aap market mein laga rahe ho?”
“Kisne kaha?” she asked bristling
“Nahi suna Ajit Singh ji ki baat chal rahi hai”
She sat up shocked
“Umm…
“Buyer ready hai” the agent was gleeful
“Ajit Singh ne kaha aapko?”
“Market mein baat pata nahi kaun karta hai”
“Rakehn aap” she hung up
She called Ajit Singh, he had left his number with her
“Aap agents se phone karwa rahe ho uncle”
“Nahi beta” he lied
“Mere paas call aaya abhi”
“Oh? He must have thought you wanted to sell”
“Who is giving these people my number?” she was furious
While she did want to sell she began to suspect there was something else going on… some foul play she couldn’t place a finger on
She sat back in shock
