QH once again made us put thinking caps on.. according to BRs wants all the criteria that you mentioned should be there.. so your theory is good.My alternate theory is its Rashid who is the victim. Rziya will plan SS s death but BR will execute it in a way Rashid gets either murdered or attemp at murder and it will be framed on SS who will be sent to jail.. Asad will hate SS even more and Zoya will come to know that its her Abbu and she will believe him and take his side.. SS will spill the beans on Raziya after a while as he is even now asking her to come clean. Raziya also will end in jail... Gaziya separated.. Asya in conflict.. but how will BR gets to be the owner is the question.. may be she plans to seduce Asad again after Asya rift and plans to marry him and get property.
SO you go with the original theory - Rashid as victim.
Actually, that theory fills all the criteria. In addition it also accounts for Rashid's absence in future.
But its too predictable and CVs have never given any predictable twists.
