I think it's attraction rather then love because first of all he once compared Zoya to Rashid and he also doesn't believe in love. But there is a chance that he's falling for her cause in a episode Ayan asked him about her he seemed to be lost in her thoughts.

I would also say that Asad feels attracted towards Zoya more than love only because although he still dislikes her loud, preppy and modern personality- one which is the complete opposite of his; he is getting, slowly, used to her presence. So now the house without her seems a little too quiet. He still like the peace, however not as much. Like when he had a flashback to some of her habits when Ayaan questioned him he thought of the things that he didn't like more than the moments when he should have swooned. He still hasn't exactly swooned.
