So he had no problem in seeing her as a grown women when he decided to break the marraige as he felt that was already something on his heart that he could not explain cuz she was young and also he needed to make sure that if she chose him then he would think about how he really feels for her? He kept all of her memories and was living in them silently yet telling that he had to forget it and also choosing not to let any women in his life... seemed like the one girl that could take that spot in his heart was just reserved only for Bon but he just did not bring it to his mouth

I think it is a mixture of both:

the frightening thought of her separating him from her life and from her dreams and him missing a part of himself (which is bondita) for 8 years

Bondita was acting like VJ but she was reminding anirudh of bondita in the process-> he laughed for the first time because he remembered bondita, he played piano for the first time because he remembered bondita and he has mittai for the first time because he remembered bondita

this and also all his letters addressed to bondita that he never sent kept her close to his heart because they understand each other the best in the world hints to the fact that he had a deeper feeling than just zimmedari and he just didn’t realize it sooner

Exactly that Sharafah, initially Bon's age was the problem and then the dushmani.
