Good points Laila, Mesimi and Jaya.
Yes a good way to contest the property transfer would be to show RS was incapacitated and ill at the time, but if RB was smart he would have back dated the transfers. And of course witnesses are a must but they can be bought/ forged.
But the fact that RB is unrelated to the Sethis (no reason to transfer house to him) and the evidence (the whole of KB area knows) that RS was an enemy of the family and openly threatened them after his failed marriage should be enough to launch a counter case and at least get a stay order on the transfer/neelami. It helps that Anuj is on the Sethi's side and can tell the whole story - enough to get the court suspicious at least. The Sethis may not be able to prove all but they can buy some time this way.
Obviously the CVs are poorly educated with little awareness of the real world. Or else they think the viewers are poorly educated and would not understand such technicalities. Either way it is an insult to our intelligence.

I agree Bana. My sister has some knowledge in real estate (and others here might have more) and when she catches up I am sure she will give us more insight. For example, like RS divided his house among his daughters my father did the same. In order for the house to go into anyone else's name (like by brother's), the lawyer will have to be present and a bunch of signatures and witnesses are necessary. So the whole situationon KB makes ZERO sense to me. So I started wondering if the real estate and title laws were different in India.
So it looks like to me these guys not only refuse to consult with medical texts regarding people's ailments and make them up as they go along, they also refuse to pay attention real estate and title laws. For the height drama they will make up anything? I have to agree, it's real an insult to our intelligence.

When they bring about a show which is realistic or somewhere dealt with day to day lives of some individual They should do reseach get their theory right and then make the show

If they did that then we can get the idea as to how RB got the papers transfered on his name and all that

They should show us Bogus and try to make it convincing

Neil is studying law isn't he? And I read that his father is a lawyer. There, the CVs have free in-house knowledge and they don't use it. Smriti is also pretty well educated (business grad) and would have basic knowledge about FDs and bank loans.
Wonder why Neil doesn't tell the CVs all this is not legally realistic! Apparently the actors go the way of Tennyson's Light Brigade:
"Ours not to make reply, Ours not to reason why,
Ours just to do and die."

I am not familiar with the law in India but if all it takes is a thumb print to aquire property the who country is in trouble. Of course, RB is rich and power and can make things go his way for now.

An actor ( actor implies either male or female) on the show responded to one of my emails regarding the FD. The actors had discussed the FD check and all noted that it was a still left unaddressed. However, for the sake of drama, the creative team had decided not to focus on it. I think that answers your question. The actor who responded shall remain nameless and genderless.
