I have a better theory,

VK was looting money from Kumar’s (& Babbar’s) company to buy the land and the car, but there wasn’t any proof to get him arrested, that’s why they planned the murder and also tried to take back the land.

Ram is unaware of his father’s cheating, but nandini knows (it is her greed which made VK do it) that’s why Nandini doesn’t want the truth to come out.
