Earlier I thought that they are going with multiple villains at every point in the story. Now it's only shobhna who did all the bad deed.

I don't know, bohat pehle ek blog Dekha tha by a side actor who told that the office SET is exactly beside Swastik's Radha Krishna Set and in that set bohat shooting hota hai. I think the property is Swastik's only but Swastik gives it to others for shooting on rent perhaps

Yes and her motive is too weak , they couldn't even give her a strong motive for doing this
