I think it's because she knows with Jasmine, it's some sort of a misunderstanding/opinions getting in the way. Whatever jasmine is doing is because of this negative perception she has created in her head. Whereas with Vikas and Rakhi, they were doing everything for the game and Ruby knows this.

Arshi and nikki both extended their hand to Ruby so why wouldnt she be nice to them?

Not only jasmine but for Both Aly and Jasmine.

Because aly did the same backbitching and was exposed many times and he wasnt hated, instead became BHAI for rubina. But when Rakhi and Eijaz did backbitching, they became their life time enimies somehow.
