I'd blame the talent agencies for that. If a good script goes to Huma, Huma's agency would also get the script. The agency head would calculate how much money they would make if Huma does that and how much they'd make if a Kiara does that. So, the agency would approach the producer they should rather cast Kiara in the film instead of Huma. The reason why we keep seeing only 4-5 girls doing all the movies. The girls change, but the spots remain... 3-4 years from now some other set of girls would be doing all the films.

Because KJo has built a powerful image. They agree thinking they'd get something as a return gift.

Janhvi Kapoor uses real estate dealings to get projects (see her selling her house to her coworker)

The Panday family are rich so they use their other connections.

No way are either of them getting "nonstop" projects.

Rasha if I remember correctly is trying to get up there in projects, she has a very influential father. Thing is she looks like a baby and is too young for Bollywood, so producers aren't too interested in her.
