Tulsi is not discriminating in case of Karan n other children, only wo apna dukhda Karan ko batati hai kyunki wo har baar ussko understand karta hai and usske saath khada hota hai. She is emotionally drawn to Rio as Ansh's son and little biased. However, she should not neglect the fact that Parth n Vaishnavi like each other, kal ki Vaishnavi ki baatoan se Tulsi ko samjh aaya hoga, ki they like each other. Isme aisa Kya hai ho tulsi (who is all about standing for women always) doesn’t understand?

She could have easily given rio other properties - some other investments etc. Why was it necessary to bring them to SN?
